If a bid is placed in the last 59 seconds, the time will be extended by 3 minutes to give all other bidders an opportunity to bid (just like a live auction). 

10% Buyer's Premium does apply. Once the bidding is complete, the total consideration is determined by the final bid, plus a 10% buyer's premium. This will reflect the total price that will be in the contract and total consideration recorded at the courthouse.

Once the timed auction is complete, this will indicate the hammer has been dropped and the property has been sold. The winning bidder will sign the contract and plan to deliver a 10% non-refundable deposit either via cash, certified check, or a wire transfer to our escrow account by the close of business on April 14, 2020 to Lucky Dog Auction Company - 19875 Virgil H Goode Hwy Rocky Mount, VA 24151. The remainder of the purchase price is due via certified funds within 45 days of April 14, 2020. TIME IS OF THE ESSENCE.

This sale will have no contingencies. We will accommodate you for the reasonable appraiser or access prior to closing; however, there are no financing, inspection, or other contingencies. 

Bids will only be accepted by registered bidders. 

Regarding the deposit, our guarantee and the sellers' guarantee to you is to deliver clear title. The properties are sold in as-is condition; however, we can assure you that you will have a clear title. 

The property is free and clear of any abnormal liens and mortgages, we are certain we can deliver a clear title. Should we be unable to deliver clear title, we will refund the entirety of your deposit in an expeditious fashion. However, please understand that the deposit is not refundable if you call back in a week and say that after thinking about it, or after talking to your wife or girlfriend, or even your banker, you've changed your mind. You will forfeit the deposit as liquidated damages at that point.

Per the UCC, at the fall of the hammer and announcing SOLD, we have an enforceable contract. Should the bidder default in closing, in addition to the contract, the bidder is responsible for any subsequent deficiency in a future sale and any associated damages. REMEMBER when the timed auction ends online, the real property will be marked SOLD and we will have an enforceable contract.
